I wouldn't as when I lived in an apartment, I went by the dumpster every day. Also, living in an apartment kept me on a budget..you know, you pay the same as someone does for a mortgage most of the time~

How To Create Job Descriptions For Your Cleaning Business

Like many cleaning business owners, you may have started by doing everything yourself. As the business grows and you add new cleaning accounts you will find yourself needing to hire employees. Before running that ad in the paper or putting someone on the payroll, it is important to have a job description that specifies the job duties.

Think of a job description as a “snapshot” of the position. It needs to clearly communicate the responsibilities of the job as well as specify the needed qualifications and skills required of the candidate. Don’t dress up the job description or be too vague or you will not get the right candidates for the position. A good job description will:

* Describe the purpose of the position and the employee’s role in your business.

* Help make it easier for you to prepare job advertisements.

* Provide candidates with a basic understanding of the main responsibilities of the position. This will help the person decide if the job is what they are looking for.

* Describe what is expected in an employee’s job performance.

* Reduce unnecessary duplication of duties among different positions, which will increase the overall effectiveness of your cleaning company.

What should you include in a job description?

1. Position title. If you have only one or two employees you may have only one job position such as janitorial worker or cleaning technician. As your cleaning company grows you may need to add lead workers and supervisors.

2. The position to which the person will report — ie: supervisor.

3. Lines of promotion. This lets the applicant know there is potential for advancement within the company.

4. A heading that allows for some flexibility. For example, before listing specific job duties begin with “Responsibilities include, but are not limited to . . .

5. Summary of the duties and responsibilities of this position.

6. Required or preferred experience, education, skills, and qualifications.

7. Any special requirements and physical demands of the position, such as required to lift 50 pounds on a regular basis, standing for long periods of time, dependable transportation, etc.

8. If applicable, a description of supervisory responsibilit

9. The environment the job duties will be performed in.

Remember that a job description is regarded as a legal document. Any references to age, sex, race, color, religion, national origin or disabilities are illegal.

For a janitorial position (not supervisory) your summary is likely to include:

General office maintenance, including, but not limited to: trash removal; dusting; cleaning and restocking supplies in restrooms, break rooms, coffee centers; sweeping and mopping floors; vacuuming; window washing; replacing light bulbs; other duties as assigned. Specific duties may vary depending on the list of specifications required by the client at each location.

Your experience and qualifications section should indicate any specific requirements you want in a candidate; for example, office maintenance experience, knowledge of floor machines, window washing, etc.

Your job description may also include a paragraph stating that your cleaning company will train employees on cleaning procedures, use of chemicals and safety guidelines and procedures.

Think of your job descriptions as a guideline for both you and your potential employees. It specifies the responsibilities of each party. An accurate and concise job description will help weed out candidate that are not likely to become good employees for your cleaning business. Putting the time into preparing a well thought out job description before hiring your first employee can save you time, money and headaches!

Our Trash Collection is on Strike, Why then is there a “Garbage collection” fee in my utility bill?

For the first 3 weeks of last month they have been on strike. I just got a utility bill from the city covering my water and garbage collection usage. The fee for garbage collection is no different than when they actually did collect it. When I asked the utility company on the phone and the clerk in city hall myself, they both said it doesnt matter, I either pay it or they shut my water off…

How is this legal?

Renters To Avoid When Leasing Apartments

It’s interesting that with the increase in home foreclosures today, the number of apartment dwellers has increased tremendously. Obviously when people lose their home they still need a place to live, so many have found that owning an apartment building has turned into a sound investment in the past few years. But of course there are many concerns that a landlord or prospective landlord might have when it comes to their renters, and many laws that dictate who you may and may not turn away when it comes to leasing in your apartment building. What can you do and what should you look for when it comes to prospective tenants?

First keep in mind that while you cannot turn someone away because of the color of their skin, their age, or their ethnicity, this doesn’t mean that you need to accept just anyone that applies to live in your apartment building. A credit check should be performed on anyone and everyone that applies, and any red flags you see or that just don’t sit well with you should be a warning sign.

For instance, have they consistently moved from one apartment building to another? This isn’t necessarily a bad sign as sometimes people move when their lease is up because they can’t afford the ensuing rent increase, but you might double-check how long they stayed at any one apartment building. Addresses that are just a few months at a time might signal that they skip out on rent or terminate their lease early, which is not good for any prospective landlord.

Apartment renters also know that frequent moves is a red flag to apartment owners and managers so they have come up with a new trick to hide there poor rental history. Renters that skip out on rent or have been evicted will often state that they have been living with friends or family for the last couple of years. Unless the prospective renter is very young and it is obvious that this is there first apartment I will put extra time in checking out there rental history.

You can also ask for a referral from previous landlords when looking for prospective tenants for your apartment building. While there’s a limit to what they can say, they can certainly tell you if the person paid their rent on time and how often they were late. They can also share if there were complaints from others in the same apartmen

t building when it comes to noise and so on.

And of course any tenant needs to respect the apartment building they live in and other tenants. Most landlords have clauses in the lease that address noise, trash removal, common areas, and things such as this. Anyone in your apartment building that violates these terms of the lease can be evicted just as well as anyone that is late on the rent. You can also charge a security deposit in case there is damage to your apartment building when the person leaves.

With new laws being passed every day to protect deadbeat renters many landlords are very hesitant to give any information out about pasted renters other than the renter did live at the address stated on the rental application. For this reason you will need to develop a good relationship with all of the other apartment managers in your area. You do not want to break any laws when giving or getting information but you do want to get all of the information you are entitled to.

There are more and more websites being devoted to landlords sharing information about prospective tenants to their apartment building; those with problems with past tenants may post information and even pictures of damages. Of course there may be some legal concerns with what you post and say on these sites, but if you own an apartment building there’s nothing to stop you from checking them for information!

Am I responsible for previous owners garbage bill.?

I am in yuba county california. I just bought my house and paid for 6 mnths of garbage service. I recieved a letter 2 months after moving in that there is $700 owed from the previous owners,
Why are they sending me the bill? do i have to pay it? There were no cans when i bought the place , i called and had them delivered when i paid them.
